Tribute to our founder

Monthisa is a family company whose origins date back to 1958 when Don Francisco Montoro Gil, grandfather of the current President of Monthisa, founded FRAYMON S.A.E., from a small car repair shop located in Calle Proclamación in Murcia.

The activity of FRAYMON S.A.E. was the manufacture and sale of clutches and friction brakes for the automotive industry, both for passenger cars and for industrial vehicles and trucks.

FRAYMON was the licensee in Spain of the most important clutch manufacturers in the world: Borg Warner Int. Corporation in the United States; Borg and Beck in the United Kingdom; Fichtel und Sachs in Germany and S.A.F. Du Ferodo in France, with which the company FERODO ESPAÑOLA S.A. was subsequently incorporated.

With a production of three million clutches per year, FRAYMON became Spain’s leading manufacturer of clutches for the automotive industry.

Monthisa was set up in 1968 with the aim of investing in sectors other than the automotive industry.

Continuing with the industrial origins of the group, the founder’s son, Mr. Santos Montoro Muñoz, turned Monthisa into a diversified, solvent and nationally established business group with a presence in the following companies in different economic sectors:

Industrial Sector:

  • SONPETROL S.A. (onshore drilling of wells for hydrocarbon exploitation) COMPAÑÍA MINERA RIO PIRÓN S.A. (open-cast mining of feldspar deposits for the glass industry)
  • HILATURA DE PORTOLÍN S.A. (manufacture and sale of linen yarn)
  • FORESPAN S.A. (manufacture of school and office furniture)

Agricultural sector:

  • BODEGAS CARLOS SERRES S.A. (growth and ageing of Rioja wines), IBERGAGRO ARGENTINA S.A. (agricultural exploitation in the Argentinean Pampas).

Real estate sector:

  • URPESA S.A., now MONTHISA RESIDENCIAL S.A.

Automotive sector:

  • VALLECANA DE AUTOMOCIÓN S.A. VALLAUSA (Ford car dealership).

Audiovisual sector:

  • TELSON S.A. (video production and post-production).

Publishing sector:

  • Founding partners of the newspaper EL MUNDO.

Textile-fashion sector:

  • LOEWE S.A.

Since 1971, when MONTHISA RESIDENCIAL S.A. (formerly URPESA) was set up, MONTHISA’s main activity has been property development.

Monthisa Residencial is a comprehensive developer, as it carries out its activity throughout the entire real estate development process, from the purchase of the rural land, its management to its complete urban development, construction and sale of the homes.

In its more than 50 years of existence, Monthisa Residencial has developed and sold more than 21,000 homes, 115,700 sqm in commercial premises, 28,000 sqm in shopping centres and 49,000 sqm in tourist developments.

Monthisa Residencial has its main office in Madrid, and branches in Murcia, Seville, Cordoba and Malaga.

The development of the Moda Shopping Mall in 1984 was a milestone in the Spanish real estate market.

Comprising the shopping centre and a four-storey office annex, it was developed by Monthisa and subsequently sold to the MAPFRE insurance company.

In April 1990, Monthisa and the British construction company TILBURY DOUGLAS PLC acquired, in partnership, the former headquarters of the Provincial Council of Bizkaia on Bilbao’s Gran Vía with the aim of converting it into a small shopping centre.

This complex is made up of nine office buildings located on the M30 South of Madrid with the main façade facing Avda. del Abroñigal, with a total of almost 100,000 sqm of office space.

Monthisa started a new branch of activity with the acquisition of several resorts on the southeast coast of Mallorca.

Up to 1,800 European families, mainly English and German, stay there and enjoy their stay.

Josefa Valcárcel 42 Building
Josefa Valcárcel 42 Building

Located on Calle Josefa Valcárcel in Madrid, this building was acquired by Monthisa in June 1997, which was responsible for completing the work that was pending.

The building was enhanced thanks to rigorous technical maintenance and the leasing of its offices to first-class tenants, including the newspaper LA RAZÓN.

This building, developed by Monthisa in 1999 and located in Campo de las Naciones, has seven floors above ground level and three floors of parking below ground level, totalling 17,715 sqm of rentable area and 239 parking spaces.

For many years it has been the headquarters of the state-owned postal company, CORREOS Y TELÉGRAFOS.

It is currently undergoing a major refurbishment that will turn it into a modern, sustainable and Leed Gold and Well Gold certified building.

Paris Building
Paris Building

Office building with 11.240 sqm of rentable space and two floors of parking with a total of 272 parking spaces, as well as 49 outdoor parking spaces. Located on Calle Ribera del Loira, the most relevant and stable office area outside the CBD (Central Business District) of Madrid, such as the Campo de las Naciones area, with excellent communication to the Airport and direct connection to the M-40.

Hugo Boss, Syngenta, Dell, are among our tenants, making the building a key asset in our rental portfolio.

Portico Building
Portico Building

Pórtico is a first class office building located on the M-40, next to Campo de las Naciones.

Developed by Monthisa in association with an American developer, it has more than 20,000 sqm of office space and offers maximum versatility to potential tenants.

Designed by the SOM architectural studio and the Spanish architect Rafael de la Hoz, it was chosen as the best office building in its category in the world in 2007 at the prestigious international real estate fair MIPIM.

Berlin Building
Berlin Building

Located at Berlin’s Stralauer Allee 6, on the banks of the river Spree, Monthisa acquired the site in 2006 and managed a turnkey project for the media company MTV.

It has 7,975 sqm of prime office space and was subsequently sold to a private investor.

Recession and economic crisis
Recession and economic crisis

Between 2008 and 2013, despite the severe economic crisis worldwide, and especially in the real estate and financial sector in Spain, Monthisa promoted and delivered the following housing developments:

  • Tempranales Residential Complex (Madrid)
  • Móstoles I and Móstoles II Residential Complex.
  • Monthisa Valdebebas Residential Complex.
Hotel Radisson Blu Madrid Prado
Hotel Radisson Blu Madrid Prado

In October 2009 Monthisa refurbished an old listed building located at Calle Moratín 42 in Madrid and converted it into a small hotel with 54 rooms.

Monthisa built a “turnkey” hotel for the international chain Radisson, constituting the first hotel that this chain established in Spain for its line of RADISSON BLU hotels.

The building received the ASPRIMA 2010 award for the Best Renovation or Refurbishment.

The hotel has been completely refurbished in 2020 and currently has 58 rooms.

In December 2013, Monthisa started a new line of business, becoming the asset manager of the banking fund FAB 2013 BULL FONDO DE ACTIVOS BANCARIOS.

As Asset Manager, Monthisa provides comprehensive services to the fund in respect of 1,600 real estate assets (more than €100 M. of investment), managing their termination, if necessary, maintenance and administration tasks and, of course, the marketing and sale of the same.

FAB Bull was the first of several real estate portfolios that Monthisa has managed, the main investor being a fund that Monthisa accompanies, not only as portfolio manager, but also as a minority investor in the operation. Over the years we have managed portfolios and assets of all types such as NPL, REO and WIPS.

Maura Project

In June 2015 Monthisa and Proprium Capital Partners formed a strategic alliance and a partnership for the investment of €300 million.

The company, called Monthisa Real Estate, will seek to capitalise on the improving fundamentals of the recovering Spanish economy through acquisitions, refurbishments and new real estate developments.

The company was created with €120 million in assets contributed by Monthisa, with a portfolio of several office buildings and a hotel.

Under the terms of this alliance, Monthisa will be responsible for the management of the new vehicle as well as the search for new opportunities, supported by Proprium’s expertise in the debt and capital markets.

Together, €365 million have been invested in commercial, office and residential projects.

In 2016, Monthisa and Gestora de Inmuebles Adquiridos s.l., a development vehicle of the Unicaja savings bank, reached a new collaboration agreement whereby both entities decided to invest in the following developments, all of which are managed technically, commercially and administratively by Monthisa:

  • Brillante Residential Complex (Córdoba)
  • Santa Justa Residential Complex (Seville),

Maura Project continues
Maura Project continues

From the Maura Project we continue to develop the following tertiary projects:

  • Refurbishment of commercial premises at Castellana 83-85.
  • Refurbishment of the building located at Calle Montera 9 in Madrid to convert it into a first-class tourist flat centre.
  • Preparation and processing of a new urban development project in the area formed by Agustín de Foxá, José Vasconcelos y Rodríguez Jaén streets in Madrid, for the construction of a first class student residence.

In February 2021 Monthisa acquired a plot of land for tertiary use with a buildable area for offices of 22,731 sqm and with a set of terraces, patios and green areas of approximately 7,000 sqm, located in the ARROYOFRESNO BUSINESS PARK in Madrid.

In addition to the fact that the project will be of the highest quality and with a high degree of commitment to sustainability, the Arroyo Building aims to achieve LEED Platinum and WELL Gold certifications, being a benchmark in wellbeing for future users.

The architectural project has been developed by ALLENDE ARQUITECTOS.
