Montera 9 is a 2,318 sqm building (one floor below ground level and 6 floors above ground level plus roof), built in 1946 and located in the Sol neighbourhood, in the Central District. Up to 4 metro stations are just 200 metres from the building: Sol, Gran Vía, Sevilla and Callao.
Taking into account the possibility of a mix of uses, in June 21 work began (with works expected to be completed by the end of April 24) on a project that combines commercial use with tourist flats, with the following distribution:
Montera Street is one of the ten streets that converge at Puerta del Sol and has a very high pedestrian traffic as it is a natural passage from Puerta del Sol to Gran Vía, becoming in recent years one of the busiest streets in the capital and generating a strategic commercial axis in the centre of Madrid, formed by: Calle Fuencarral, Calle Montera itself, Puerta del Sol and Plaza de Canalejas.
The pedestrianisation of Calle Montera, together with the transformation of Calle Gran Vía (widening of pavements and reduction of lanes from 6 to 4), the pedestrianisation of Calle Carretas, the remodelling project of Plaza del Carmen, the urban redesign of Plaza de España (with the España building at the front) and the urban revitalisation of Plaza de Canalejas, has been followed by the new design and pedestrianisation of Puerta del Sol (work started in March 22).
Monthisa has signed a rental contract with a leading international operator of tourist apartments. The delivery of the apartments and their opening is scheduled for the fourth quarter of 2023.
The commercial premises are scheduled to be commercialized by the end of this year (2023), with the works already finished.
