The DUBLIN BUILDING is one of the most important office buildings in the Campo de las Naciones area, and is located in a privileged setting and location, just a few minutes from the Metro station (Feria de Madrid), opposite the Juan Carlos I Park and very close to IFEMA, with excellent transport links to the Airport and direct connection to the M-40.
The DUBLIN BUILDING was built in 1999 and has a gross leasable area (GLA), according to AEO (Spanish Office Association) criteria, of 17.715 sqm. After many years as a tenant of an important state organisation, in 2022 a thorough refurbishment of the building will begin (starting in May 22 and works are expected to be completed in June 23), in order to modernise it and adapt it to the current needs of the market in Madrid, thus converting it into a first class office building. With a total renovation of the installations, with a contribution of renewable energy (photovoltaic park), with criteria of maximum energy efficiency of the building and reduction of primary energy consumption, adapting it to the new Technical Code and the latest fire protection regulations.
The finishes, accesses, communal areas and car park will be renovated. Areas and services for the exclusive use of the building’s users (restaurant, meeting rooms, auditorium, flex space, gymnasium, etc.) are planned on the ground floor. The terraces for common use will be used for recreational events, with privileged views of the Juan Carlos I Park.
The DUBLIN BUILDING will comply with the requirements of the LEED GOLD and WELL GOLD certifications required by the Certifying Bodies.
The building will have air treatment units equipped with the latest generation of filters, photocatalysis purification, active polarisation systems and monitoring of air quality parameters. With proven efficiency (up to 98%) in filtration and removal of micro-organisms and volatile organic compounds in suspension. A technology that, in addition to being sustainable due to its lower consumption, facilitates the permanent renewal of the air in the building. This system also allows air quality monitoring, providing continuous real-time measurement of CO2 levels, temperature and humidity, among others.
